The Due Diligence is a social platform built specifically for real estate discussion. Our goal is to support open, informed, and respectful conversation around real estate markets, investing, development, and related topics.

These Community Guidelines explain what is expected of users, what content is allowed, what is not permitted, and how we maintain a safe and focused environment for everyone.

By using The Due Diligence, you agree to follow these guidelines.

1. Purpose of the Community

The Due Diligence exists to support:

  • Real estate–focused discussion and conversation
  • Sharing market observations, insights, and perspectives
  • Asking questions and learning from others
  • Connecting with people who share an interest in real estate

This platform is not intended for general social content, unrelated discussion, or guaranteed advice. Content should always be relevant to real estate and shared in good faith.

2. Respectful Conduct

All users are expected to engage respectfully and professionally.

Allowed
  • • Civil disagreement
  • • Constructive debate
  • • Critical discussion of ideas, strategies, and market conditions
Not Allowed
  • • Harassment, bullying, or intimidation
  • • Hate speech or discriminatory language
  • • Threats of violence or harm
  • • Personal attacks, insults, or targeted abuse

Behavior that discourages participation or creates a hostile environment may result in enforcement action.

3. Real Estate–Focused Content Only

Content on The Due Diligence must relate directly to real estate, including but not limited to:

  • Residential real estate
  • Commercial real estate
  • Investing strategies
  • Market trends and analysis
  • Development, zoning, and regulation
  • Property management and operations

The following may be removed:

  • Off-topic or unrelated discussions
  • Political content not directly tied to real estate policy
  • Low-effort or repetitive posts
  • Content intended to disrupt conversation rather than contribute

4. No Professional Advice or Guarantees

The Due Diligence is a discussion platform and does not provide professional advice.

Users may share:
  • • Personal experiences
  • • Opinions and perspectives
  • • General information and observations
Users may not:
  • • Present themselves as offering financial, legal, tax, or investment advice
  • • Guarantee outcomes, returns, or performance
  • • Pressure or encourage others to act on specific recommendations

All users are responsible for conducting their own due diligence and consulting qualified professionals when making decisions.

5. No Fraud, Scams, or Deceptive Behavior

The following activities are strictly prohibited:

  • Scams or fraudulent schemes
  • Misleading claims presented as fact
  • Market manipulation or coordinated deception
  • Impersonation of individuals or organizations
  • Misrepresentation of credentials, experience, or affiliations

Any account or content associated with fraudulent behavior may be removed immediately.

6. Promotion, Solicitation, and Self-Advertising

Limited self-promotion may be permitted only when relevant, transparent, and non-disruptive.

Not allowed:

  • Spam or repeated promotional posts
  • Unsolicited direct messages
  • Undisclosed affiliate links
  • Lead harvesting or data collection

We reserve the right to remove promotional content that detracts from the community experience.

7. Intellectual Property & Content Rights

Users must respect intellectual property rights.

You may not:

  • Post content you do not have the right to share
  • Reproduce proprietary or copyrighted materials without permission
  • Misrepresent ownership of content

If you believe your intellectual property rights have been violated, you may report the issue through the Help Center.

8. Safety, Privacy, and Personal Information

Users must respect the privacy and safety of others.

Do not share:

  • Private personal information (addresses, phone numbers, financial details)
  • Sensitive information about other individuals without consent

Doxxing, stalking, or exposing personal information will result in immediate enforcement action.

9. Enforcement and Moderation

We enforce these guidelines to protect both the community and the platform.

Possible enforcement actions include:

  • Content removal
  • Reduced content visibility
  • Temporary account restrictions
  • Permanent account suspension or termination

Enforcement decisions are made at our discretion. We are not required to provide warnings or explanations prior to taking action.

10. Reporting Content and Appeals

Users may report content or behavior that violates these guidelines through the platform's reporting tools or the Help Center.

We review reports on a best-effort basis. Submitting a report does not guarantee removal or enforcement action.

Users may submit appeals regarding moderation decisions, but we reserve the right to make final determinations.

11. Responsibility and Accountability

Each user is responsible for:

  • Their own content
  • Their interactions with others
  • Their decisions made outside the platform

The Due Diligence does not verify, endorse, or guarantee user-generated content.

12. Updates and Interpretation

These Community Guidelines may be updated from time to time. Continued use of the platform constitutes acceptance of the current version.

Interpretation and enforcement of these guidelines are at the sole discretion of The Due Diligence.
